Drumbear Wood emerging as a prime property location

Property developer Deanscastle Development Ltd realised there was a vacuum in the Monaghan market and they have exploited it through their Cootehill road site. Over the last number of years thousands of Irish people have experienced an increase in job opportunities and along with this, there have been explosive opportunities for people who earn their trade acquiring and selling property. The property boom in Ireland has afforded developers the chance to attract Irish consumers. Despite the growth and success in many places, it became clear to one development company in Tyrone that there was a need to provide and cater for future generations in Monaghan town. The developers identified the area as a place which seriously lacked a supply of general housing. Deanscastle Development Ltd looked into the possibility of developing property in the town and this culminated in a successful development at Drumbear Wood, on the Cootehill road. They purchased the 20-acre site and now offer a select range of detached and semi-detached homes and townhouses. The site can tempt a wide range of buyers from the young professional to a family. Buyers can choose from a choice of two, three and four bedroom homes. There are a selection of spaciously designed homes on offer with every home built with modern living in mind and providing a generous specification applied with superb attention to detail. Located on the Cootehill road, this development offers the ideal setting for buyers wishing to benefit from the beauty of the nearby countryside as well as the convenience and amenities on offer. The town centre is only a short walk from the site. Recreational facilities from angling and golfing to scenic walks are also on offer with parks in close proximity for anyone interested in outdoor pursuits. When the developers advertised the houses for sale they needed to convince the estate agents that all promises would be adhered to. Sherry Fitzgerald went along with the idea and, along with the development group made the customer aware that all this was above the norm i.e. that deliverability and attention to detail would be put into practice. In short the "what we say we do" motto became of paramount importance. From that the developers analysed all the current developments and the quality of the houses when finished. Contractors for the development included Enda McCallan, Managing Director of McCallan contracts and Kieran McCallion, Managing Director of McCallion Construction. Permission for the project was secured towards the end of November 2004. Crucially, the developers recognised that the majority of the previous homeowners were not getting quality development in conjunction with their house purchase. Parts of a home would be left unfinished with people having to return to builders to ask them to finish a job. There was a recognition that the houses needed to be completely finished including the gardens, the open green spaces, the footpaths, the roads and the lighting so that the first person buying knew that the house was ready to be inhabited. The group recognised that there was a chance to serve the people of Monaghan in a manner which hadn't previously been achieved. Subsequently the quality of the development was well ahead of any previously undertaken in the town. The group will deliver a finished specification with the green areas, street lighting and lawns all complete. Roofs, elevations, driveways, footpaths and roads were all finished on time. Inside the developers ensured that, for example, houses were hoovered and windows were washed inside and outside. A key point was what resulted was not a builders' type finish but a presentation which reduced the purchaser's stress levels. The houses were immaculately finished with no stone left unturned. So rather than having a buyer contacting the builder to finish a part of your house, Sherry Fitzgerald Gallagher could ensure that everything would be completed when a person wished to enter the house. There is now a separate entry for the building site so if a person has bought a house, he or she does not need to drive or walk through the remains of construction work. The developers have found that the demand for housing has exceeded their expectations with the market responding to the quality. Sherry Fitzgerald Gallagher and the development company have both lived up to their promise. The quality of the delivery is there and should encourage people to consider Monaghan as a place to live and work.
