New Ballinagh development selling fast

March 31, 2007
Since its establishment in 2000, Longford-based Leatime Construction has completed several first class developments and is currently developing a mixed scheme of 65 luxurious houses in Ballinagh, Co. Cavan. Company director Philip Mullins explains more. Such is the interest in Ard Kill Place at Garrymore, Ballinagh that well over half of the 65 homes which will eventually make up this impressive new development have already been sold. Longford-based developers Leatime Construction began the first phase of the Granard Road development last summer and despite the fact that the project is still some six months from completion, over 40 homes have already been snapped up. "There has been a lot of interest in this development which is something we're obviously delighted with," says Philip Mullins, who is co-director of Leatime Construction along with Larry Keogh. "Ard Kill Place is in a good location and is only a short walk from the town. It is also a short drive from Cavan and all amenities are close by. All of our houses are built to the highest standards and the fact that they are affordable has only added to the interest." Both Philip and Larry have many years of experience in the building trade, and the sheer quality of the houses at Ard Kill Pace lays testament to this. The solid, block-built homes range from three bed townhouse to five bed detached with gardens, green areas and a crèche all within the development. The location is one of the best in Ballinagh, and within walking distance of all local amenities. Prices for these exclusive properties range from €215,000 to €350,000 and further details can be obtained from the selling agents, Liam Reilly Auctioneers, Main Street, Ballinagh. Viewing is a must to appreciate the value for money the buyer will receive at these prices. Ard Kill Place consists of stylishly designed, spacious and well-finished homes in a beautiful tree-lined and landscaped setting. At a time when Co. Cavan is experiencing a housing boom, Ard Kill Place is, without question, one of the finest new developments to come onto the market in recent times. Think location, accessibility and services; think accommodation and added value; think quality and style - Ard Kill Place has it all. And with a range of property types integrated into the development, there is a home for everyone from the first-time buyer through to families trading up and investors. The location also makes it ideal for short or longer distance commuters. Just six miles from the bustling county town of Cavan, Ballinagh is fast becoming a popular choice for property buyers. It offers all the pleasures of rural living, yet is within a 10-minute drive of a busy urban centre. It is truly the best of both worlds. Mention must be made of the restructuring of the N3 and N55 routes, meaning that traffic between Cavan and Ballinagh is now virtually always in free-flow. This has opened up the town of Ballinagh to serve as a most pleasant base for those working in Cavan. Ard Kill Place is just minutes from the N3 connecting it ultimately with Dublin as well as all the increasingly popular commuter towns en route, including Virginia, Kells, Navan and Dunshaughlin. The development is also easily accessible from the Mullingar by-pass and just 25 minutes from Longford. The variety available in the five house types in Ard Kill Place makes for a stylish and attractive housing development that caters for buyers with diverse needs and tastes. All of the homes are complete with more than ample gardens to front and rear. The four bed detached home comprises spacious bedrooms, including a large master bedroom with en suite and a generous-sized bathroom.
